Where Balmoral Estates Sits in Vaughan

Balmoral Estates is a future community by Lormel Homes planned for the area of Pine Valley Drive and Teston Road in north Vaughan, Ontario. This is one of the last pockets of the city where large-lot, low-rise development is still taking shape, bordered by established residential neighbourhoods to the south and open, semi-rural land and natural heritage features to the north and west.

This article is published on balmoralestatesvaughan.ca, an independent information resource operated by CondoCircle. For the current status of the community overview, the available floorplans, or to get on a list for updates, see our registration page.

The Pine Valley / Teston Road Area in General Terms

North Vaughan around Pine Valley Drive and Teston Road has, over the past decade, transitioned from agricultural and estate-lot land into a mix of low-rise residential development interspersed with remaining greenfield parcels. Buyers considering this pocket of the city are typically drawn to it for larger lot sizes, a lower-density streetscape, and proximity to natural areas — themes that align with why builders like Lormel Homes have positioned Balmoral Estates around estate-style detached homes rather than higher-density product.

Because the area is still developing, road connections, parks, schools, and retail are being built out in phases by the City of Vaughan and York Region alongside private development. Anyone evaluating a future home here should treat the surrounding infrastructure as a work in progress rather than a finished picture, and should verify current conditions directly with the municipality rather than relying on any single builder's marketing map.

Road and Highway Network

The area is organized around a grid of arterial roads that are typical of north Vaughan:

  • Pine Valley Drive — a north-south arterial that connects the area down toward Vaughan's more established central neighbourhoods.
  • Teston Road — a major east-west arterial serving north Vaughan, connecting toward Kleinburg to the west and toward Bathurst Street and beyond to the east.
  • Major Mackenzie Drive — running roughly parallel to Teston Road to the south, this is one of Vaughan's principal east-west corridors.
  • Highway 400 — Ontario's major north-south freeway, running through Vaughan and providing access toward Toronto to the south and Barrie/cottage country to the north.
  • Highway 407 ETR — an east-west tolled expressway crossing Vaughan to the south, linking to other 400-series highways.

Exact drive times between Balmoral Estates and these highways will depend on the final approved road network for the community and on traffic conditions, and we do not publish estimated commute minutes on this site. If commute time is a decision factor for you, we'd recommend mapping a specific route yourself once the community's access points are confirmed by the City of Vaughan.

Transit Options: GO Rail and TTC Line 1

North Vaughan is served by two very different types of rail transit, and it's worth understanding the distinction:

  • GO Transit's Barrie line runs through Vaughan with stations serving the corridor between Toronto's Union Station and Barrie. Schedules, station locations, and service frequency are set by Metrolinx and can change, so always check Metrolinx's GO Transit site directly for current stations and timetables rather than relying on a builder's promotional distance claims.
  • TTC Line 1 (Yonge-University) was extended into Vaughan with its northern terminus at Vaughan Metropolitan Centre (VMC), a subway station and mixed-use hub in the city's downtown core. VMC also connects to York Region Transit/Viva bus routes.

We're intentionally not stating a travel time between Balmoral Estates and either the GO line or VMC. Those figures depend on the exact home address within the community (not yet finalized) and on which mode and route you take. Check Metrolinx and York Region Transit for current routing.

Parks, Ravines, and Regulated Natural Areas

One of the notable characteristics of this part of Vaughan is its proximity to ravine systems and other natural features within the broader Humber River watershed. Lormel Homes has indicated that many Balmoral Estates lots back onto natural areas — a feature that can be a real draw for privacy and green outlook, but which also comes with regulatory context buyers should understand.

Lands near watercourses and valleylands in this watershed typically fall under the jurisdiction of the Toronto and Region Conservation Authority (TRCA), which regulates development, grading, and vegetation removal near regulated features. If a lot backs onto conservation or environmentally protected land, that can affect fencing, rear-yard grading, tree removal, and future additions. Confirm any regulated-area boundaries and permit requirements directly with TRCA and the City of Vaughan's planning department before making assumptions about how a rear yard can be used.

Sales Centre vs. Community Location — Don't Confuse the Two

Lormel Homes' publicly listed sales centre address for Balmoral Estates is 10131 Weston Road, Vaughan. This is where you go to speak with a sales representative, view display materials, and (once available) plans and pricing — it is not the location of the community itself. The actual homes are planned for the Pine Valley Drive & Teston Road area. Don't assume proximity to Weston Road tells you anything about the finished community's surroundings; confirm the community's boundaries and lot map directly with the builder or on our floorplans page.

Important: A Different "Balmoral Estates" Exists Nearby

Buyers researching this project online should be aware that a separate builder, UNIQ Communities, also markets a community called "Balmoral Estates" at Weston Road & Teston Road in Vaughan. This is a different project, different builder, and different location from the Lormel Homes community at Pine Valley Drive & Teston Road covered on this site.

There is no affiliation between Lormel Homes' Balmoral Estates and UNIQ Communities' Balmoral Estates. The shared name appears to be coincidental, but it has caused real confusion in search results and among prospective buyers. Before you register interest, request information, or attend a sales appointment, double-check which builder and which exact street intersection you're dealing with. If in doubt, ask the sales representative directly to confirm the builder's legal name and the project's cross-streets in writing.

Due Diligence Checklist

Before treating any location claim (including the ones in this article) as final, we recommend independently verifying the following:

  • City of Vaughan — current zoning, draft plan of subdivision status, and approved road network for the Pine Valley/Teston area via vaughan.ca.
  • York Region — regional infrastructure planning, including road widenings and servicing, via york.ca.
  • Metrolinx — current GO Transit Barrie line station locations and schedules via gotransit.com.
  • TRCA — regulated area mapping and permit requirements for any lot backing onto natural heritage land via trca.ca.
  • York Region District School Board and York Catholic District School Board — current school boundary maps, which can change before occupancy, via yrdsb.ca and ycdsb.ca.
  • Lormel Homes directly — for the definitive community boundary, lot map, and which models are assigned to which lots, best confirmed through the community overview and floorplans pages, and by contacting the sales centre.

If you'd like to be notified as more location and site-plan details are confirmed, you can register for updates.

Verify before you rely on this

This article summarizes publicly available, general information about the Pine Valley Drive & Teston Road area and explains a well-known name collision between two unrelated builders. It does not state prices, release dates, incentives, or commute times, and it is not a substitute for the City of Vaughan's official planning records or Lormel Homes' current sales materials. Site plans, road alignments, and school boundaries can all change before a community is built out — always confirm directly with the relevant public authority or the builder before making a decision.

  • Check school assignment with each board for the actual address
